One Job, Three Problems: How Winter Rats Caused a Burst Pipe, a Soaked Ceiling and a Stained Carpet
Winter in Auckland doesn’t just bring cold, wet weather — it brings unwanted houseguests. Here’s how a rodent problem turned into a full water-damage job, and how our team handled all three issues from start to finish.
We were recently called to a home where a rodent problem turned into a full water-damage job — and then a carpet problem on top of that. Three separate issues, one root cause, and one team to fix the lot.
It started with rats in the ceiling
The homeowners had been hearing movement in the roof space. When we got up into the ceiling cavity, the signs were unmistakable — rodent droppings scattered throughout, a sure sign that rats had been coming and going for some time. Unfortunately, by then they had already chewed through a water pipe running through the cavity. With the pipe damaged, it eventually gave way and began leaking into the ceiling.
Droppings are one of the most reliable signs of an active rodent problem. Their chewing is just as much of a giveaway: rodents’ teeth never stop growing, so they gnaw constantly — and plastic water pipes and electrical wiring are easy targets.
The water soaked the insulation — and kept going
The leaking water saturated the ceiling insulation above the affected room. Wet insulation is a real problem: it loses its ability to insulate, it holds moisture against the timber framing and ceiling lining, and if it’s left in place it quickly becomes a breeding ground for mould.
The water didn’t stop there. It worked its way through the ceiling and down into the carpet in the room below, leaving the carpet wet through.
Step one: remove the wet insulation and dry the structure
Our first job was to stop the moisture doing any more harm. We removed all of the saturated insulation from the affected area, then set up our air movers to dry out the ceiling lining and timber framing properly.
This is where using the right equipment matters. Simply mopping up the water and hoping it dries on its own is how homes end up with hidden mould and rotting timber months later.
Why professional drying matters: surface-dry is not the same as structurally dry. Moisture trapped in framing and underlay is exactly where mould begins — often within 24–48 hours.
Step two: treat the browning stains on the carpet
Once the carpet had been dried out, we were left with the second problem: browning.
Browning happens when water travels through the backing and underlay of a carpet and draws natural tannins up to the surface as it dries. It shows up as yellow-brown patches and tide marks, and ordinary carpet cleaning won’t shift it. Browning needs a specific treatment: an acidic solution that neutralises the tannins, followed by a proper hot-water extraction clean. One team for the whole job
What made this straightforward for the homeowners is that they only had to call one company. We handled:
- Pest control — dealing with the rodents that caused the problem in the first place.
- Water damage restoration — removing the wet insulation and drying the ceiling and framing.
- Carpet cleaning — treating the browning and restoring the carpet.

Heading into winter? A few things worth doing now
- If you can hear noise in your ceiling or walls, don’t wait. The sooner rodents are dealt with, the less chance they have to damage pipes and wiring.
- If you ever discover a leak or flood, get it dried professionally as quickly as possible. Fast, thorough drying is the difference between a clean-up and a major repair.
- If your carpet has been wet and you’re seeing yellow-brown marks, that’s browning — and it’s treatable.
